The importance of having a guarantor when looking for a rental cannot be underestimated. If you are not eligible for the GLI, the landlord may ask you to provide a physical guarantor. In other words, you need to ask someone to stand surety for you, usually a friend, family member or even your employer. There are no precise criteria, as long as the guarantor is solvent and resident in France.
However, the guarantor's file is examined with the same care as yours. It's not uncommon for a landlord or agency to ask that your guarantor's income be at least 4 times the rent. A physical guarantor cannot be combined with unpaid rent insurance, except for students and apprentices.
When you apply, you'll need to put together two files, one for you and one for the guarantor. The list of documents to be provided to the landlord is set out in Decree no. 2015-1437 of November 5, 2015.
Once your application has been accepted, the guarantor must also sign the lease and complete a deed of guarantee. He then becomes a joint and several guarantor. In other words, in the event of unpaid rent, you and your guarantor are sued simultaneously.
